Pensacola-area humidity regularly sits above the threshold where mold and mildew take hold, and with roughly 110 rainy days a year, siding rarely gets a long enough dry stretch to fight back on its own. TIMING
Most homeowners in this area schedule a wash in late spring, right after pine pollen season tapers off, and again heading into fall once peak summer humidity has done its damage. Washing before June — the start of Atlantic hurricane season — also gives you a clean baseline, so any new streaking, stains, or damage after a storm is easy to spot.
If it's been a year or more since your last wash, or you're prepping the house to sell, that's usually a sign it's time regardless of season.
