THE LOCAL FACTOR
Reddish-brown staining on concrete and pavers in this area is almost always iron — from fertilizer granules reacting with sprinkler water, iron-rich irrigation water, or red clay soil runoff during heavy rain. Those stains oxidize into the surface and won't budge with plain water pressure; they need a treatment that breaks the iron down before rinsing.
On top of that, this region's spring pine pollen bloom coats every hard surface in a yellow-green film, and with rain roughly a third of the year, shaded driveways and pool decks rarely dry out long enough to stop algae and mildew from taking hold.
SURFACE-SPECIFIC CARE
Poured concrete and pavers are both common across Pace, Milton, Gulf Breeze, Pensacola, and Navarre, with stamped concrete showing up on patios and pool decks — each needs a different touch.
The most durable surface to clean — we can run higher pressure here to lift embedded oil, tire marks, and algae without risk to the slab.
We dial back pressure and adjust technique to protect the sand in the joints, so pavers get clean without shifting or washing out the base.
Sealant and color finishes are more delicate, so we use lower pressure and a gentler solution to clean without stripping the sealer or fading the pattern.
